How emergency triage works

Phone first with the postcode and what is unsafe (active water, no heat in freezing weather, electrical burning smell after isolation, lockout with vulnerable occupants). We confirm whether a make-safe attendance is available, the call-out basis, and what information we need. Online briefs remain for planned work — not live emergencies.

Accepted emergency work is delivered in-house through Hampstead Maintenance or Hampstead Renovations. Further repair beyond make-safe is quoted before it continues.

If you already know freeholder, porter or communal access constraints (working hours, riser keys, lift size), say so on the call — that does not invent approval for planned works, but it speeds make-safe triage for flats and mansion blocks.

Emergency service routes

Planned services (after make-safe)

After the immediate risk is controlled, many households continue with a planned brief on the relevant service page for the neighbourhood.

Priority triage neighbourhoods

Emphasised in the current rollout — still not an attendance guarantee. Call with the postcode so we can confirm capacity.

Emergency FAQs

What should I do before calling?

If it is safe: stop the water at the stopcock for leaks, isolate electrics at the board for electrical faults, and ventilate if you smell gas while leaving the property and calling the National Gas Emergency Service on 0800 111 999. Then call us with the postcode and immediate risk.

Is attendance guaranteed because my area is listed?

No. Listed neighbourhoods are the current rollout focus. We confirm availability, timing and the call-out price basis by phone before dispatch.

Who delivers emergency work?

Accepted work is delivered in-house through Hampstead Maintenance or Hampstead Renovations — not a marketplace of third-party bidders. Job-specific competence (including Gas Safe for gas work) is confirmed for the accepted scope.

How is emergency pricing confirmed?

Call-out and labour bases are confirmed by phone before dispatch wherever circumstances allow. Written terms cover the accepted make-safe scope; further repair work is quoted before it proceeds.

Should I use the online brief form for a live emergency?

No. Online briefs are for planned follow-up. Call first with the postcode and immediate risk so we can triage make-safe availability. After the risk is controlled, a planned service hub can take the repair brief.

What if you cannot attend?

If capacity or fit does not allow attendance, we say so on the call rather than inventing a guarantee. You should still prioritise safety services (gas emergency number, emergency services) where relevant.

Do freeholder rules matter for an emergency call-out?

For flats and mansion blocks, access details (porter, riser keys, lift size, working hours) help triage make-safe attendance. Freeholder approval for planned alterations is a separate question and is never invented from a postcode on the call alone.
